En estos últimos diez años el precio del suelo se ha multiplicado más de un 500% a nivel nacional, con la consiguiente repercusión en el precio de la vivienda. Y de cara a los próximos años, en previsión de una mejoría de nuestra economía, toda la vivienda de obra nueva que se desarrolle se hará sobre los suelos comprados en los últimos cinco años , que recordemos que soportan hipotecas, a nivel general, de un 80% del valor de tasación en el momento de la compra. Esto quiere decir que, aunque se produzcan recortes de precios básicamente porque muchos Bancos se van a quedar con los suelos de promotores por falta de pago, y por tanto, podrán reducir el margen de beneficio del promotor,  el valor de repercusión sobre la vivienda seguirá siendo extremadamente elevado, lo que imposibilitará descensos mayores en el precio de la vivienda de cara a los próximos años . Y si además tenemos en cuenta el escaso desarrollo de nuevos proyectos durante los últimos tres años, los precios irán en aumento a medida que el stock existente se vaya reduciendo, para lo cual es prioritaria la apertura del crédito al comprador, algo que la Banca está haciendo ya con financiaciones de hasta el 100% para los pisos que gestionan sus divisiones inmobiliarias y que se irá consolidando a lo largo del presente año. Por ello es imprescindible que se modifique la actual Ley del Suelo , ya que actualmente se estrangula la oferta de suelo susceptible de ser urbanizado en base al sistema de clasificación de ésta, y por tanto, se impide dar salida comercial a todo el suelo acumulado por promotores y Bancos, independientemente de la ausencia de crédito para nuevos desarrollos en los últimos años.

Pero mientras se sigue acusando a los promotores inmobiliarios de ser los causantes de especulaciones y burbujas en nuestro sector inmobiliario, se omite mencionar el problema de base, que es la especulación de los propietarios del suelo. En los últimos años el valor de repercusión del suelo sobre la vivienda, a nivel general, ha sido mayor del 50% del precio de coste de ésta. Ésta ha sido la causa principal que ha hecho crecer el precio housing so exorbitant.
